2. Winter Rates & Nightly Minimum
Winter rates are available. Starting October 15 and ending March 15. Our Oregon coast vacation homes have a 2 night minimum stay, unless it is a holiday weekend, and there is a 3 night minimum stay at summer rate. Additional nights will be at the winter rate and the seventh night is free. In July and August the 7th night free offer does not apply and some of our homes have a 1-week minimum.

3. Reservation Deposit, Booking Fee & State Lodging Tax
A deposit to secure the reservation is 1 /2 of the total rental amount and the booking fee. The deposit must be recieved when making the reservation. The rental balance, cleaning fee and state lodging tax are paid upon arrival. Sea View Vacation Rentals does accept credit cards, checks, or cash. There is a $15.00 booking fee that is charged with each reservation. Starting January 1, 2004 the State of Oregonis charging a lodging tax that is collected at check in. The tax is 1% of the total charges.

4. Cancellations
Cancellations made within 45 days of the arrival date are subject to full forfeiture of the deposit unless the property is fully re-booked. All cancellations will be charged a $25.00 fee. A fee of $35.00 will be charged if the deposit has been paid by either VISA or Master Card. There is no refund for early departure. The booking fee is non-refundable.

5. Security Deposit
A security deposit of $200.00 is required on all vacation homes, and to be collected upon arrival in the form of a separate check or using your Visa account. The deposit is fully refundable within 14 days providing the is no damage, inventory missing, undeclared pets, or excessive cleaning required in the home after departure.

6. Cleaning Fee
A non-refundable cleaning fee of $40 to $120 depending on the size of the home is collected upon arrival. This covers routine cleaning after a guest departs. Cleaning kitchens, baths, vacuuming, and bed linen changes.

7. Check in Time
Check in time is 3:00 p.m. at the Sea View Vacation Rental office in Pacific City. We will be happy to make special arrangements for late check-ins, please call the office in advance. Check out Time; Check out time is 11:00 a.m. unless other arrangements have been made in advance. No check-ins or check-outs are permitted on Saturdays in June, July or August.

8. Pets
Some homes allow pets. We must be notified in advance if you are bringing a pet. There is a $25.00 non-refundable pet fee for each pet. We have a two dog limit. Please have your pet groomed before arrival during shedding season. You will lose your security deposit if you have an undeclared pet.

9. Parking
Parking is limited to 2 vehicles per rental unit unless other wise specified. In gated areas this is strictly enforced. Additional parking is available at our parking lot. There is no parking of motor homes at any of our homes.

10. Occupancy
Maximum occupancy rules (which includes children) will be strictly enforced. If guests exceed the allowed number of occupants for the unit, the extra guests will have to make other arrangements, and you will be liable for any additional charges. We do not allow tents or sleeping bags. We do not allow Weddings, Receptions, or Parties at any of our properties.

11. Videos
We have movies in the office which are complimentary to the guests staying in our vacation beach homes.

12. Rights
Sea View Vacation Rentals reserves the right to refuse service to anyone.

13. Additional Information
Prices and availability subject to change without notice. No refunds due to mechanical failure.
